FLOORING

Premium vitrified glossy tiles of size 80 cm x 80 cm will be used for all areas excluding the kitchen, toilets, and balconies. For the kitchen, toilets, patios, and balconies, high quality Group V ceramic tiles or matt finished vitrified tiles will be installed, ensuring both durability and aesthetic appeal tailored to each functional space.

WORK AREA

The utility area will include a durable granite countertop paired with a large single bowl satin-finished sink from a premium brand, ensuring both functionality and style. The backsplash will feature vitrified or ceramic tiles, installed up to 60 cm above the counter, in line with the overall design. A high quality sink mixer cock from a trusted premium brand will be provided to ensure smooth and efficient water usage.

TOILETS

The bathrooms will feature vitrified wall tiles and Group V ceramic or matt finished vitrified floor tiles, selected as per design for both aesthetics and durability. Premium brand sanitaryware, including European water closets (EWC) and washbasins, will be installed for superior quality. High-grade C.P. (Chrome Plated) fixtures such as mixers, diverters, pillar cocks, showers, and bib cocks will also be used. A mirror will be provided in each bathroom, along with a 90 cm wide and 180 cm tall fixed toughened glass shower partition, mounted over a full length granite ridge. Additionally, essential accessories like CP-coated soap dishes, shelves, toilet paper holders, and brush holders will be included for added convenience and functionality.

DOORS

The door frames will be crafted from veneered HDF for a sleek and sturdy finish. Internal doors will feature veneered and polished flush shutters, designed to complement the overall interior aesthetic. The main entrance door will be designed with full-width veneered HDF jambs and a matching veneered and polished flush door, ensuring a grand and elegant entryway. Toilet doors will have laminated flush shutters as per the design. All doors will be fitted with premium quality hardware and accessories for durability and smooth operation.

WINDOWS

All windows will be fitted with powder-coated glazed aluminium shutters, ensuring durability and a sleek appearance. Granite sills will be provided for added strength and an elegant finish. For ventilation, powder-coated openable or top-hinged glazed aluminium ventilators will be installed, combining functionality with a modern aesthetic.

KITCHEN

The kitchen will feature a durable and elegant granite countertop paired with a premium brand satin-finished single bowl sink with a single drain board. To enhance hygiene and style, vitrified or ceramic dado tiles will be installed up to 60 cm above the counter, as per the design. A high-quality C.P. sink cock from a trusted brand will be provided for smooth and reliable water flow.

ELECTRICAL

Each villa will be equipped with an optimum number of electrical points, including 16-amp, 6-amp, light, and fan points, carefully planned to meet everyday needs. Premium brand modular switches will be installed to ensure safety and a modern finish. For sustainable energy use, every villa will feature grid-connected 2 kWp solar panels installed on the rooftop. Additionally, provision for an inverter will be made, with a conveniently located power point and necessary wiring for backup power support.

WALL & CEILING

Putty finished and painted using premium emulsion paint.

AIR-CONDITIONING

Provision for split A.C. units including power points and copper piping for living, dining and bedrooms.

OTHERS

The home will have cornices in the living and dining areas, adding a stylish finish to the interiors. There will be provision for cable TV connections in the living or family area and the master bedroom for entertainment. A broadband connection point will be available in the study area for easy internet access. For added safety and convenience, a video door phone with an intercom system will also be provided.

FACILITIES AT ADDITIONAL COST

The home includes provisions for all essential electrical fixtures to ensure convenience and safety. Interior woodworks will be neatly designed to match the overall aesthetics and offer practical storage solutions. Bathrooms can be upgraded with special bath systems for added comfort and style. There is also the option to include furniture and fixtures based on the client’s needs, making the space fully functional and ready to use.
